Mold in the Attic

Testing for mold is notoriously difficult in attic spaces. That’s because the indoor air quality test is often confused by insulation materials in the air. So while a basic air sample might have passed in this attic, it wouldn’t have told the whole story.

A closer visual inspection was more telling. There were signs of black mold on the underside of the roofing material, and enough of it that indicated a moisture issue. The buyer now had a choice — accept the condition, ask for remediation before the deal, or walk away. In this case, the seller footed the cost of having mold experts clear the problem.
