    any of our clients are first time homebuyers who may be apprehensive about the purchase of a new home. Is it worth their money? What are they getting themselves into?

    Another large portion of our cliental is investors who are purchasing multi-family units or commercial buildings. Investors are often concerned about major issues: Is the building structurally adequate? Are there defects that will surprise them after closing?

    Our goal is to be as informative as possible in regards to the condition of the structure so that our client can make an educated purchasing decision. We assess the conditions of the components of the home per New York State standards including but not limited to: structure, foundation, roof, attic, electrical, plumbing, water intrusion and much more.

    rior to 1980, asbestos was used in many products including insulation, tiles, roofing and siding materials. When inhaled, asbestos can cause irreparable lung damage. Home buyers may need to verify that the home has no friable (asbestos that can become a powder easily) asbestos material.

    Investors that are planning renovations or demolition of older buildings will need an asbestos inspection to verify that the structure is safe to work in. If not, a specialized asbestos contractor will be required.

    Kahn Home Inspectors is licensed by the State of New York to perform asbestos inspection.

    adon is an odorless and colorless, invisible gas produced by the decay of naturally occurring uranium in soil and water. Over 20,000 lung cancer deaths a year in the US are radon related.

    There is 15-20% chance that any given homes in Rockland County will have high enough exposure to warrant mitigation. The good news is that, once detected, most radon issues can be effectively dealt with. The first step is testing.

    For a nominal fee Kahn Home Inspectors will perform Laboratory Radon certified testing. Our radon testing is in conformance with the standards of the National Radon Safety Board.

    hile all paints sold for the last few decades are lead-free, many homes built before 1978 still have lead-based paint, especially in out of the way areas. Lead from paint, chips, and dust can pose serious health hazards to young children who are prone to placing items in their mouths.

    Kahn Home Inspectors can perform a complete lead inspection in conformance with HUD and EPA requirements.

    ood destroying insects can significantly damage the structural integrity of a home. According to the Cornell University Cooperative Extension, Rockland County, up to 50% of the homes in our area may be infested with termites at any given time.

    Kahn Home Inspectors provides a wood destroying inspection (WDI) that identifies WDI damage. We are also in contact with reputable licensed exterminators which can conduct further analysis and estimates free of charge.

    Our septic dye test provides a basic indication of a leaky system. However, due to the complexity of septic system, we always recommend a full septic inspection and cleaning by a licensed reputable company prior to closing.

    n many areas of New York State water is supplied via private wells and pumps. The water from wells may be a cost effective alternative than using municipal water. However, because of its proximity to the surface, well water may be contaminated.

    There often is little or no testing performed during real estate transactions to see whether the water is potable (drinkable). Depending on the regulation of the local county Kahn Home Inspectors can perform water testing to verify that the well water is healthy.

    Kahn Home Inspectors performs a full mold inspection that entails determining areas of water intrusion, and determining the type and levels of mold via air sampling and swab sampling. We are in contact with mold contractors that can provide further investigation and estimates free of charge.
